The Riverfront community is an urban development area, consisting of 3 residential buildings: Mint, The Ivy and Wind, construction of the project being in 2006 and was completed by Jan 2009 with the completion of Mint, one of the tallest buildings in Florida with 631 feet.

Each building has it’s unique architecture, design and amenities, it’s pros and cons. For example: Wind has a pretty fun racquetball court which in turn makes their gym smaller, so not the best variety of equipment but a beautiful modern ball room for parties and events, Mint has the nicest lobby and spa amenities which they never stop renovating, they made the spa so big with steam room, sauna, showers, etc. that the gym is practically forgotten with just a handful of equipment available, The Ivy however, has the best gym i’ve seen in not just these 3 buildings but in Miami, it is fully equipped and they keep it locked tight from visitors that try to sneak in it.
About 2 year’s ago when we started construction for CityDesk, i started looking into apartments in one of the three buildings located in the Riverfront community. At the time- a 1 bedroom apartment at the Wind went for around starting at $1,600, i had decided to wait it out and a year later today, they usually go starting from $1,900.
However looking at the rental statistics of the past 12 months, we can notice a high increase in the number of available listings, even though, the average listing price seems to oscillate around a $200 range, which is not much, and that even with a high number of listings, landlords keep the same asking prices even if that means they will have to wait longer to find a tenant. This is because landlords don’t want to be in the negative when you take into account condo fees, taxes, maintenance and commisions.
Another high-end luxury apartment building is planned within the community and will start construction next year, One River Point – a 60-story condominium designed by architect Rafael Viñoly. Features include a 85-foot waterfall, a three-story, floating glass skybridge, and the 55th floor “Sky Club” — with two restaurants, a cigar lounge, wine cellar, screening room, and more. It is planned to start construction on summer 2016 and completion on 2018.
It is estimated that over half of the residents in Riverfront are tenants instead of owners, but this is true in most luxury residential condos in South Florida. The tenants consist of mostly young professionals, many just walk over to work, many med students, usually from Jackson Hospital and UM and some couples and families.
At Riverfront you have access to many different services so you don’t have to drive anywhere– there’s a full service spa and a car wash inside the Wind, on the retail level there’s a cafe, a restaurant, dry-cleaners, medical offices and a cross-fit under construction, there are all kinds of fitness classes on each of the buildings for all tastes, from yoga, zumba dance, meditation and swimming lessons and of course our own coworking space! Some of our members live right next door in one of these buildings and have decided in ditching the commute and joining our community.
There’s still more to be planned for the Riverfront community, 2 more lots are planned for more retail, commercial and extra parking, the community is growing and it’s bound to keep being one of the best places to live and work in Miami.
